Plumbing Specifications

When your modular home is being constructed in the factory, all of the fixtures will be plumbed and be ready to be connected to both supply and waste lines. Supply lines will either be copper or PEX. The high cost of copper has increased the use of PEX pipe, keeping the prices of the homes lower. Waste lines in modular homes, including vent stacks is schedule 40 PVC.

One Story and Cape Cod Modular Home Plumbing

The standard installation of plumbing in one story and Cape Cods have the plumbing stubbed throughout the floor of the first floor to be connected on site by a local plumber. Cape Cod floor plans can be plumbed for a future bathroom on the second level will have plumbing run inside interior walls and capped off in the attic space.

Two Story Modular Homes Plumbing

Modular homes with two or more levels will have the plumbing installed inside walls to make connections to the floors above the first floor. The connection locations will either be in the ceiling of the first level or the floor of the second level. Using PEX plumbing over copper will lower the price of the home and the cost to make plumbing connections through out the home.

Shut Off Valves

Every plumbing fixture in your home should have a dedicated shut off valve for both hot and cold water at the fixture.

Plumbing Recommendations

PEX plumbing have become very popular in both prefab and site built houses. A major advantage to a PEX system is the opportunity to install a centrally located manifold system which controls the supply of water in one central location. This allows you to turn off water in one easy location. This system is very much like a breaker box for your electrical system.
