Purchase or Ownership - The first step to building a modular home is buying your building lot. Without land, there will be no place to build anything. Sounds pretty simplistic, but a lot of people start looking at modular homes and start inquiring about prices without having taken the first step of building a home - having land to build build a prefab home.

Soil Perk Test - Your building lot will require water and sewer. If the building lot you have purchased does not have public water and sewer, you will need to drill a well and install a septic system for your prefab home. Before you purchased the land you should have made sure it passed a soil perc test for a septic system.

Clear Title - Your building lot should have a clear title free of any liens before spending any money on improvements to prepare the modular home building site.

Land Survey - A land survey is a wise investment to warrant your home does not impinge on any property lines local building code set backs. A surve will also help to locate your modular home on the building lot for views, egress and landscaping.
