The standard finishes included in a modular home's base price will vary from builder to builder and factory to factory. Standard finishes for a modular home include all of the finishes the factory will install and or provide in the price of the home delivered to your building site. Standard finishes include:

Interior Finishes - Interior trim, flooring; wall finishes; doors; closet shelving; ceiling height; stair treads and risers; railings.

Exterior Finishes - Siding and trim; windows; doors and roof coverings

Lighting and Electrical - Interior and exterior lighting packages; television and phone jacks (quantity only); thermostats if any. Building codes require ceiling lighting to be installed in hallways, stair wells and entries into the home.

Bathrooms - Bath fixtures(bathtubs, showers, spas and toilets); vanities; sinks; faucets; medicine cabinets; mirrors; lighting packages and bath fans is required. In addition to the finishes, manufactures will include any item required by code such as anti-scald valves for bathtubs and showers.

Kitchens - Cabinets, countertop and countertop edge, lighting and bathroom ventilation fans; sinks and faucets; appliance connections and flooring options.

Starting Point

All of the standard finishes included in a modular home are a starting point in calculating the price of your home. Depending on your building budget, you might purchase upgrades at the time of your order or you might decide to accept most of the standard options and make upgrades to your home over time.
