One of the best starting points in designing a modular home is to start with a standard plans. This will give you an opportunity to identify floor plans features you desire in your next home. It is best to select a number of plans rather than one to pick what will become a must have in your new house.

Modifications

 

After you have selected a floor plan, you can start to make modifications to customize the house to fit your requirements. If you have selected a number of plans you will be able to incorporate the features from each plan into each space. Modifying a standard modular home floor plan is very common, in fact most floor plans are heavily modified.

Architecture

 

After you have selected your modular home floor plan, you will need to add finishes to the home. These selections will identify the basic architectural style of your home. If you are designing a specific style of home, you will need to include these features in your homes floor plans. For example if you desire a craftsmen style home, you will need to add a porch to the front of the home. A Victorian floor plan will require you to have a bump out in the front of the home or a turret. The finishes will give your home architectural appeal/

Problems

 

When you are designing your floor plan, you will always run into some type of problem. One change will lead to a multitude of changes through out the home. For example, increasing the size of a bathroom will decrease the size of a bedroom and therefore change the location of the door to the bedroom and the hall way. Design problems are common and require an understanding of spaces, trafic flows, traffic patterns and functionality of each room and space in your home.

Modular Homes, Architects and Floor Plans

Often builders will discourage you from using an architect to help you design your modular home. The reasons being some architects do not understand modular constructions systems, the added cost to the home, and the loss of control of the design process. Using an architect or designer who is knowledgeable about modular building systems, can save you tons of aggravation during the design process and the selection of interior and exterior finishes. Three hours with an architect will cost you around five hundred dollars and save you tens of hours of frustation.
