Design Requirements for a Modular Home In-Law Suite
Occupant Requirements
If your parents are similar to my parents, the first step is to convince your parents to purge many of their life long possessions. This is one of the most difficult steps in defining space requirements. In addition you will need to take into consideration if one or both parents will be moving into the prefab in-law suite.
If two parents are moving into the prefab suite, you will need to have added space over a single occupant suite.
Bathroom Requirements
Designing a bathroom for an in-law suite should include a handicap accessible toilet, roll in shower or a walk in tub, wheel chair accessible sinks and mirrors. The bathroom should also be larger than a typical handicap space to allow for a care giver to assist in bathing requirements. When designing the bathroom make sure to note that handicap hand rails are noted on the floor plans so blocking can be installed.
Hallways
The hallways will need to be a minimum of thirty six inches to allow for wheel chairs. Adding an additional foot will make things easier for movement.
Furniture
Laying out the floor plan for your in-law suite will require you to quantify the furniture that will be moved into the space. Most modular home in law suites include a living room, dining and cooking space in addition to a bedroom and bathroom. If the suite is a stand alone modular home or an addition, space will be nominal compared to your parents current home.
Cooking Spaces
Will your in-laws be able to cook or prepare light meals in their quarters? If so a small cooking space will need to be installed. A minimum of forty eight inches of counter space will be required for a single bowl sink and food prep. If you are planning to use the space as a rental in the future, a full kitchen will need to be installed. A handicap accessible sink and faucet will need to be installed as well.
Future Uses
The future use of the space needs to be considered in the design stage of building a modular in-law suite. The potential future uses can include a home office; hobby space; rental unit; space for returning children and even a space for your care givers in your last days.
Storage
In-Law suites are generally less than seven hundred square feet in size. Maximizing storage space of seasonal clothing and personal possessions are important. If your home has plenty of storage in a basement, storage will not need to be as importante. Installing built in custom closets for storage will maximize storage and minimize the floor plans square footage.
