AS ACTING GENERAL CONTRACTORS (GC), THE BUYERS ACKNOWLEDGE THEY ARE CAPABLE PHYSICALLY AND FINANCIALLY CAPABLE TO PERFORM THIS WORK AND ARE PREPARED TO ALLOW FOR THESE CONDITIONS:

Any Builder knows that unforeseen situations will arise during any construction project and allows for such contingencies in his budget. As your Modular Supplier, we make every attempt to inform and help you, but we are not responsible for any conditions and work within your chosen scope. If you do not feel capable of performing these tasks personally, we strongly suggest that you retain a GC to assist or act on your behalf, even if only in a supervisory capacity.

This may by a "requirement" in some localities; in any event we urge that you only retain licensed, insured, qualified sub-contractors to perform your work. You can check with your local BBB, BUILDERS' ASSOCIATION or Local Lumber Yards and Material Suppliers for help in locating sub-contractors.

You will find the savings on your new home to be around 10% to 30% by choosing our sweat equity packages. Some of the attractive features of our sweat equity packages are as follows:

1.) You choose the subcontractors and see what they are charging! Modular Home Place will help you locate subcontractors and even go over the estimates with you if needed!

2.) Most homes (once set) are about 75% to 95% complete. Leaving very little onsite work left.

3.) Our turn key manual is available free to all of customers. This manual answers a lot of questions and goes over the basics of being your own general contractor.

4.) Modular Home Place provides on site inspections! We consider this the most important piece of the puzzle, when it comes to our sweat equity packages. Modular Home Place is the only modular home company that does this! We visit your site a minimum of three times.

The first time is when we go over your prints, to make sure they are exactly the way you want them. The second visit is to make sure the foundation is in and there are no obstructions in the way of the crane or where the home will be. The third visit is while the home is being set. I personally supervise ALL of our sets, no matter where they are. You are not just dealing with someone who works in a company, you are dealing with the OWNER..

1.) Volume purchasing. We have four factories buying literally thousands of toilets sinks and tubs. We get a better price and pass that along to you! All options on your home are factory direct cost.

2.) No material goes to waste! With everything built to your plans and our specifications that optimizes our ability to avoid waste.

3.) Lower labor cost. Certain things cost less is other parts of the US. (example: a cheeseburger cost less in central PA than it does in New York City, Chicago or Miami).

4.) Quality control. Our homes are inspected by a 3rd independent party to make sure you home is built exactly the way you want it! And, our factories inspect the homes at each station during the manufacturing process. You will see this when you visit the factory.

NOTE: If applicable, some of the following items are supplied, and need to be installed by the Owner:

· Local building permits, site inspections and impact fees.

· Trash container & removal & portable toilet facility.

· Appliances (if not included in Modular Home Place’s specifications proposal)

· HVAC equipment and duct installation.

· Exterior decks, porches and steps installation.

· Installation of shipped loose chandeliers & light globes.

· Installation of shipped loose siding.

· Installation of Interior shipped loose trim finish & door installation (if applicable).

· Repair of interior sheetrock finish stress cracks and mate-line areas (if applicable).

· On site electrical, telephone, alarm devices & connections.

· On site plumbing connections under home, connecting waste & water.

· Concrete foundations, perimeter stem wall, termite treatment and soil erosion.

· Sidewalks, canopies, parking areas, fencing, site restoration and landscaping.

· Excavation, soil compaction test, level and accessible site.

All proposals are based upon the home being installed on a level foundation, concrete mate-line footings, piers, pylon type or similar and accessibility for delivery by truck and crane installation.

The following items will need to be completed for your modular home - Surveyor, Excavator, Concrete, Foundation, Framing, Pest Control, Crane, Set, Garage Door, Siding, Gutters, Electrician, Septic System, Minor Insulation, Well Driller, Plumber, Drywall, HVAC, Counter Tops, Trim, Painting, Flooring, Asphalt, Landscaping and Final Clean-Up.

Many of these tasks can be completed by you and some of them will best be subbed out to a professional. It is up to you to decide what you will complete yourself and who you will hire to finish the job for you. Either way you are in control of the job.

Your Modular Home Will be Up To 90% Complete.

Again, Modular Home Place is not a full "turn key" service builder. Our company is set up with the home owners savings in mind.
