A: Our company is headquartered in Bellefonte, PA.  We have satellite offices with affiliates in Fort Myers - Florida, Aspen - Colorado and Los Angelos - California.

 

Q: Where are the Factories located?

 

Our factories are located in Pennsylvania, Kansas, British Columbia, Georgia, Wisconsin, Florida and Utah.  If you would like to tour one of our factories, please let us know.

 

Q: What states does Modular Home Place supply Homes to?

 

A: Modular Home Place Homes supplies modular homes the continental United States either directly or through one of our affiliates.

 

Q: Are your modular homes built to code?

 

A: YES, all of our homes meet or exceed international, state and local codes. Our homes are built to the same codes as site built stick homes.

 

Q: What are the differences between on site “stick” construction and off site prefab “modular”  construction?

 

A1. Modular homes are built inside a controlled environment protected from rain and building material

theft.  Being built offsite modular homes minimize costs from theft, rain damage and weather delays.

 

A2.  Modular Homes are built with more wood.  Since modular homes are transported hundred of miles to the site and then lifted by a crane, modular homes need to be built stronger than site built homes.

 

A3.  Modular Homes cost less due to the mass purchasing power of the manufacturer and the economies of scale of a production line.

 

A4.  Modular Homes are constantly inspected at each production station.  This means your off site built home will be inspected to meet specific quality levels.  The homes are also inspected by a third party during construction to meet international, state and local building codes.

 

A5.  After a modular home is set on your foundation, your building site is more secure than site built construction.  Your home is under lock and key protection. No one but you and your subs will have access to your new home.

 

A6.   Modular Homes plans may not be altered after the house goes into production.  This can save you  thousands of dollars alone from costly change orders that run rampant during on site “stick” built

construction. 

 

A7.  Modular Homes do not offer the variety of selections available as site built homes.  However, many

people purchase the options not available through the factory and have them installed after the home is set on your foundation.  Your selection an options are only limited to your budget.

A: No. If you are interested in a particular home (ex: have a floor plan, set of prints, or rough sketch) we can custom build your home as a modular!

A1: Turn key and partial turnkey packages for homes built in central Pennsylvania.

 

A2: We specialize in "sweat equity" packages for PA NY NJ ME NH RI DE VA OH TN VT NC CO NV and CA.  Sweat equity is when the homebuyer would like to complete some of the home work their self. (Ex: excavation, footing, foundation, plumbing, heating, electrical, etc...) Another way the sweat equity package is available is to be your own contractor and hire sub contractors to complete your home. No matter which package you choose Modular Home Place Homes will help take you step by step through your building process. 

 

Q: How does Modular Home Place Homes take me step by step through my project?

 

A: First, Modular Home Place Homes is dedicated to customer satisfaction and making sure that your building project goes as smooth as possible. To help make sure this happens we provide or customers with the following: on-site meetings, foundation visits, site visits, factory tours, lists of local sub contractors for you to pick from and our complete turnkey manual that goes over everything you need to do from start to finish.

 

Q: Great! You have a complete turnkey manual? How do I purchase one?

 

A: Unfortunately, our turnkey manuals are only for customers who purchase our homes. Because Modular Home Place Homes has spent a great deal of energy, time and money putting this manual together, we only offer it to our customers. The good news is, once a home is purchased, the manual is sent free of charge!

 

Q: How long does it take from start to finish?

 

A: Typically it takes between 4-6 weeks to receive your home.  The site work usually will take from three weeks to three months depending on scheduling and the complexity of your home.

 

Q: Is financing more difficult to obtain for a modular home?

 

A: No. As a matter of fact, loans are much easier to obtain with modular homes. Due to the fact that modular homes come up to 95% complete.
